Founded in a tiny shop on New York City’s Lower East Side by Peter Mei in 2016, New Territories, a nod to the region within Hong Kong, transports you to Hong Kong, where sweet, eggy bubble waffles that are crisp on the outside and cakey on the inside are a popular street snack. New Territories tops their Hong Kong cakes with incredibly delicious small batch ice cream.
This package includes everything you need to make 6 Boba Teas
- 6 servings of Tea, your choice
- 6 servings of Boba
- 2 servings of Almond Milk
- 1 Mason Jar with Reusable Lid
- 1 Reusable Boba Straw
- Boba and Tea need to be cooked and steeped before enjoying

- Assam Black Tea – Traditional black tea used for Black Milk Tea
- Earl Grey Tea – Black tea with floral notes
- Jasmine Green Tea – Green tea with floral notes
- Peach Oolong Tea – Green tea with peach notes

- Taro – Caffine Free (Contains: Milk)
- Honeydew – Caffine Free (Contains: Milk)

- Kit arrives ready to enjoy
- Upon arrival remove the packaging and place Dry Teas and Boba immediately in a cool dry place
- May be store in a cool dry place for up to 21 days
- Place Milk Teas (Taro, Mango, Strawberry, Coconut, & Honeydew) and Oat Milk in the refrigerator
- May be stored in the refrigerator for up to 2 weeks
To Serve: Makes 1 Serving
Prepare the Boba Bubbles
- Bring 3 Cups of water to a boil
- Measure 1/2 cup of Boba Bubbles and set aside
- Once the water comes to a boil, pour the Boba Bubbles into the boiling water
- Stir constantly to prevent them from sticking
- Once they’re floating, turn the flame down to medium-low
- Simmer for 20 minutes, stirring every so often
- After simmering for 20 minutes, turn off the flame
- Add 1 Tbsp of sugar to the Boba Bubbles and stir well until its melted
- Let the Boba Bubbles sit for another 25 minutes with the lid on
- While the Boba Bubbles are sitting make the sugar syrup
- Mix 1 Tbsp sugar and 1 Tbsp hot water together to make the syrup (for extra sweetness, make more using the same 1:1 ratio)
- After 25 minutes, strain the Boba Bubbles and rinse in cold water
- After rinsing, add sugar syrup and mix with Boba Bubbles
- Set aside and work on the tea
Make the Tea
- Measure 1.5 Cups of water and bring to a boil
- When Water boils, add 1.5 Tbsp of tea to the water
- Boil for 5 minutes over medium-low heat
- After 5 minutes, take the tea off the heat and strain the leaves from the tea
Make Milk Tea
- After straining your tea, add 1 – 2 Tbsp of sugar or condensed milk to the hot tea (or to taste)
- Cool your tea in the fridge (ice is not recommended as it will dilute your tea)
- Add 1/4 C of Oat Milk, Evaporated Milk, or Milk Substitute
Assemble Hot Bubble Tea
- Add the Boba Bubbles to your cup of prepared tea
- Enjoy!
Assemble Cold Tea
- Cool your tea in the fridge (ice is not recommended as it will dilute your tea)
- Add Boba Bubbles
- Enjoy!

It may be super-photogenic, but don’t call it Instagram bait: the ice cream that’s tucked into these waffles and blended into overflowing milkshakes is hand-crafted in-house daily in small batches using only the highest-quality ingredients, and it’s rich, super-creamy, and available in flavors like Jasmine Tea, Tokyo Banana, Cookie Dough Oreo, and even Salted Egg Custard that have New Yorkers lining up around the block!
